Green light for 2,300-home redevelopment of GSK HQ site in west London

Hadley Property Group’s scheme will retain basement, substructure and some buildings. 

Hounslow’s planning committee has given the green light for Hadley Property Group’s proposals for a mixed-use scheme including more than 2,300 homes in west London.

The retrofit-led scheme will see the transformation of the former GSK headquarters in Brentford and will include more than 300,000sq ft of commercial, community and educational space.

The basement and substructure from the original GSK campus will be kept, along with two existing buildings, including a high-rise tower.

Hadley estimates that its proposed approach to retrofit and reuse would save more than 34,500 tonnes. 

Of the 2,324 new homes planned at 980 Great West Road, 227 will be for social rent, 90 for intermediate rent, 506 will be purpose-built student accommodation and 296 co-living units. This amounts to 22% affordable housing by habitable room.

The design team was led by Haworth Tompkins, with Studio Egret West, Metropolitan Workshop and DRMM as plot architects.

The project team also includes Walsh as structural engineer, TPS as project manager, Gardiner & Theobald as quantity surveyor and Buro Happold covering MEP, sustainability, and services engineering.

“A broad range of tenures, a new NHS primary care facility, a tech and innovation hub are all part of a new neighbourhood at the heart of the emerging Golden Mile district.”

Beyond the GSK redevelopment, Hadley’s other current projects are IQL North in Stratford and Blackwall Yard in Tower Hamlets. 

Across the three schemes, Hadley plans to deliver nearly 5,000 new homes and 500,000sq ft of non-residential floorspace.
