Partner wanted for £750m regeneration scheme

An opportunity to lead a multi-year town centre regeneration scheme in South Manchester is now available. 

Manchester City Council (MCC) is seeking a joint venture (JV) partner to helm its £750 million Wythenshawe Civic Centre regeneration programme, spanning 15 years. 

It involves the redevelopment of the 1970s shopping precinct, and associated land, to a cultural hub, new shops, and a public square – and construction of 1,600 new homes, including affordable rent and shared ownership.    

MCC acquired the site from developer St. Modwen last year and has since undertaken consultation with locals about the development proposals. 

The opportunity includes asset management of the existing shopping centre, as well as wider redevelopment. 

The procurement process will be managed through north west portal, The Chest, and expressions of interest are open until Friday 8 November.    

The second stage of the process will invite prospective teams to enter talks about the proposals starting in late November.  

Estate agent Savills has been appointed to procure a long-term delivery partner – with the expectation the successful team will be announced in late spring 2024.

“We are looking for a team that share our long-term ambition for the Civic, who will help drive the regeneration in the area and work with us to deliver this project in the coming years – including new shop, new homes and new jobs for Wythenshawe.”
